Buying a property in Dubai can be an exciting step, whether you are purchasing a home, an investment apartment or an office. A clear process helps you make the right decision with confidence.

1. Define Your Purpose

2. Check the Total Budget

For a completed property sale, Dubai Land Department lists a 2 percent transaction fee for both buyer and seller, along with title deed, map and service partner charges depending on the transaction value. 4. Inspect More Than the Show Unit

When viewing a ready property, check the actual unit carefully.

Review natural light, layout efficiency, view, condition of fittings, parking allocation, building access, amenities and any signs of maintenance issues. It is also wise to visit the community at different times of the day to understand traffic, noise and lifestyle.

5. Review the Community Costs

Ask for clarity on annual service charges, maintenance history, building management and community facilities. These factors affect your yearly ownership costs and the property’s appeal to future tenants or buyers.

A strong location is important, but well managed buildings and communities usually provide a more comfortable ownership experience.

6. Understand the Transfer Process

For a completed property, the process generally involves agreeing and signing the sale terms, arranging any required developer no objection certificate, completing payment arrangements and registering the transfer through the approved process.

Dubai Land Department states that property sale registration is completed through Real Estate Registration Trustee Centres, with identity documents required from the parties and an e NOC from the developer for freehold areas. 7. Keep Your Documents Ready

Prepare valid identification documents early. Non resident buyers typically use a valid passport, while UAE residents may also use Emirates ID. Corporate buyers should ensure company registration and authority documents are in order before beginning the process.
